Scope and Contents note

The Board of Adjustment minutes contain the proceedings of public hearings before the Board to consider and take action on special exceptions, conditional uses, and/or variance permit applications under provisions of the City's zoning ordinance and applicable provisions of the sign control ordinance. It is noted in the minutes that the Board personally viewed all properties concerned prior to the hearing. The minutes contain a statement naming the applicant and describing the permit request and property affected; a detailed account of the testimony by supporters and opponents of the application and subsequent questions by the Board and statements by staff to the board; and the action taken by the Board.

Historical Note

The Board of Adjustment was created in 1957 by the new Zoning Ordinance. It was a division of the City Planning Commission and had power to hear, decide, and grant or deny applications for variances and conditional use permits. The Board began hearing zoning and variance appeals from decisions of the Hearing Examiner (3400) following the latter's creation in 1973. In 1980, application and appeal processes were consolidated in the Department of Construction and Land Use (2000) with development of the Master Use Permit system. The Board functions were superceded and it was abolished in 1981.

They are primarily permanent records, but also include routine material which was periodically purged. Certain archival records identified in the CF have been removed, arranged into records series, and incorporated into the collection of the Seattle Municipal Archives, a program of the OCC.
